From 1 October 2023 all owners that let their property, even for a single night, regardless of the platform upon which they advertise, will need to have a full written and recorded Fire Risk Assessment, by law. New Guidance has been published by the Home Office that covers smaller accommodation, (no more than two storey, no more than 4 bedrooms, no more than sleeps 10, and not having an open-plan kitchen). 

This is now Statutory and must be followed. The updated guide on larger accommodation and properties that do not fit the Small Accommodation Guide as above, is a work in progress at the Home Office and will be issued shortly. Hard as it seems the mitigation must be carried out despite updated Guidance being available, and if your property falls outside the Small Paying Guest Guidance, then you should follow ‘Sleeping Accommodation V2). The PASC UK paper in this section called called ‘Applying the Sleeping Risk Guide to Existing Accommodation’ suggest 25ish ways to mitigate your risk in larger and open plan properties. PASC UK have produced a series of supplementary papers and recorded Webinars to help owners navigate making their property safe and legal, and writing their Fire Risk Assessments, as well as vast array of ‘rights free’ Fire Safety Signs.
